kqxu -- You haven't shown the context! If you want people to help you, show the context -- for example, which country the term refers to, and/or what the subject matter is, and/or which document/other source the term is taken from. |
"Before 1 Sept 1989, density was used to measure the intensity of residential development. It was expressed in terms of persons per hectare (ppha). With the revised development charge system based on gross floor area (GFA), the intensity of residential development is expressed in terms of Equivalent Plot Ratio (EPR). This is derived from the formula EPR = Density x 0.0056." http://stuff.mit.edu/afs/athena/course/11/11.337/www/MIT_Workshop_Material/Bugis planning guidelines/Guideline_DC_resid/generalconsideration-dchbr.pdf |
Thank you! johnstephenson, sorry, I just begin to use it. I need it in russian. It looks like Суммарная плотность застройки. same context which Erdferkel used, but from Singapore's site: https://www.ura.gov.sg/uol/publications/technical/dc-handbooks/dc-parameters-for-residential-development.aspx |
But I don't understand difference between Equivalent Plot Ratio and Gross Plot Ratio. Context for EPR: With the revised development charge system based on gross floor area (GFA), the intensity of residential development is expressed in terms of Equivalent Plot Ratio (EPR). This is derived from the formula EPR = Density x 0.0056. Context for GPR: The maximum allowable intensity of residential development is guided by the gross plot ratio control (GPR) specified in the Master Plan. The full potential of the GPR may not be achievable because of limitations imposed by site configuration, condition, layout, building setbacks, height, site coverage and the requirements of technical authorities that affect the site. |

kqxu -- Thank you for the context. I suspect that only a property expert will be able to answer your question accurately, and possibly only a Singaporean property expert, as this could be just a local (Singapore) term. All I can offer you is this -- see the reference to Singapore: |
