Property - это гостиница. Как лучше перевести первую строку: утверждает, гарантирует и свидетельствует?? Особенно интересует слово covenants

"утверждает/заявляет и гарантирует"
Я бы эти "warrants and covenants" в одно слово уложил, так же как "terms and conditions"="условия"
