th last line in this paragraph is giving me a HUGE headache. please help!

Rental Payment shall be paid monthly, no later than the 5th (fifth) day of the month, to the Lessor’s bank account. The Счет can be assigned by the Lessor to the Lessee no earlier/sooner than the date (indicated in point 4.1 of the Agreement) of the coming into effect of the present Agreement. Settlement of the rental payment shall be carried out by way of a transfer of monetary funds to the Lessor’s bank account, указанный в счете, выставленном Арендодателем

original:
Арендная плата уплачивается ежемесячно на банковский счет Арендодателя не позднее 5 (пятого) числа оплачиваемого месяца на основании счета Арендодателя. Счет может быть направлен Арендодателем Арендатору не ранее даты вступления Договора в силу, указанную в пункте 4.1. Договора. Уплата арендной платы осуществляется посредством перечисления денежных средств на банковский счет Арендодателя, указанный в счете, выставленном Арендодателем

context:

The invoice shall be issued to /raised against
this (not present) Agreement
The rental amount shall be paid ...to specified in the invoice issued/raised by the Lessor
