The blanket term is, indeed, "security deposit". However, a landlord may also require a specific "breakage deposit". In all fairness, I should add that in my experience (I'm English and used to rent flats in London), breakages and damage are generally covered by the security deposit. Check out the Net, though, and you'll find numerous references to "breakage deposit". What's that in Russian if not "залог за сохранность имущества"?

As for "to post a bail for property safety", that sounds odd, and, I suggest, is best avoided.

Why it is called "breakage"? Does it cover other types of damages, like stealing, missing, fire or water damage?
The original text does not specify property as an apartment or house. It can be any property.

Dreamingcat:, hello, yes "pay' is fine: As ususal all depends on the 'register' of the text, which I'm not acquainted with. I therefore suggest:

1. ( legal agreement, etc.) "The Tenant shall be required to pay a security deposit [of.... (if they say how much)
2. (more general, "user-friendly" text) "Tenants are required to pay a security deposit [of 1,000 pounds]

AMOR 69: Yes, you're right. The term "Breakage deposit" can be used by landlords of motels, bed and breakfasts, guest houses, and so forth. Pretty mean of them, if you ask me. But, then, I'm not a landlord.
