The material buildings, plants, machinery and equipment located on the
Leased Property as presently conducted are structurally sound, are in good operating condition and repair and are adequate for the uses to which they are being put or would be put in the Ordinary Course
of Business, in each case, taken as a whole, and none of such buildings, plants, machinery or equipment is in need of maintenance or repairs, except for ordinary, routine maintenance and repairs that are not material in nature or cost.

сразу несколько вопросов.

1. material buildings-?
2. as presently conducted и in each case, taken as a whole- не могу понять, это вообще к чему относится??
3. not material in nature or cost -не являющимися существенными ни по характеру, ни по требуемым расходам?

material buildings: материальные активы, а именно здания, установки, оборудование ..
.in each case - ИМХО: относится , по-моему, к "are adequate for the uses" - и в любых случаях пригодны для использования,
taken as a whole - рассматриваемые в совокупности - то есть здания не рассматриваются отдельно, а оборудование - отдельно, а в целом, в совокупности
except for ordinary, routine maintenance and repairs that are not material in nature or cost. - за исключением текущего (планового) ремонта, несущественного по объему (сложности) и стоимости
