All the Net Operating Incomes (Effective Gross Income minus all the expenses incurred) are converted into their present equivalents using the estimated discount rate. The sum of the present values of all cash flows (cash inflows from letting the constructed units deducted for costs incurred to develop the land plot) is the value of the land, the consideration at which one would expect the land to achieve in the market given a sufficient marketing period. We have assumed a probable market value of the project to be received by the developer upon exiting the project, calculated by capitalizing the net annual income.
