Может "умная квартира" это сегодня нечто другое, но "умный дом", насколько я помню, это высокоавтоматизированный объект, в котором автоматически открываются двери, регулируется освещение и отопление и др. и пр. Планировка и размеры там ИМХО ни при чем вообще.

leka11, очень интересные ссылки. Часто вижу в новостройках такие планировки интересные, что квартира под 100 метров, а комнаты по 10-11 метров, всё остальное - коридоры с поворотами. Совсем не smart...

Есть еще вариант, что они попытались вернуться к первоначальному значению слова.

Я не слышал про квартиры, но если их так называют, то наверняка от автомобильчика Smart, который как бы имеет имидж маленького-крохотного, но при этом вовсе не зачуханного, а даже kind of sexy.

А автомбиль так называют, потому что Мерседес для него такое название придумал. Формально как бы сочетание от Swatch Mercedes ART, но по сути подчеркивает, что крохотный автомобиль – это не обязательно бедно, аскетично и убого, это может быть и умный ход. Smart маркетинг :-)

Правда, обычные автомобили этот Smart с городских улиц сколь-либо существенно не потеснил, потому что стоит он отнюдь не в разы дешевле "нормального", расход топлива у него тоже отнюдь не символический (как ни странно для такого размера), и плюс по длине он все-таки оказался не настолько коротким, чтобы его можно было парковать поперек полосы, предназначенной для парковки вдоль. Возможность парковки их двух на одно парквочное место тоже оказалась не столь финансово и практически привлекательной, как виделось создателям. Так что привлекает он в основном своим дизайном, как statement и как form of art.

четырёхместный (forfour) он ещё ничего, а двухместный (fortwo) - лучше пешком пройтись... моя невестка на этой малютке ездила, пока её не стукнули (легонько, обошлось без травм)

Самые маленькие квартиры в Японии, по-моему, 6 кв. метров.
И вообще это сегодня дизайнерский тренд - максимальная функциональность и минимальный метраж. Уже из гаражей делают квартиры.
Японцев понять можно - страна маленькая, а людей много. Но зачем так делают в остальном мире, хз. Может, грядет какой-нибудь глобальный трындец, о котором массы еще не знают, а дизайнеры уже в курсе.

Маленькая, вероятно, дешевле обходится и ее можно дешевле продать, что повышает ее ликвидность (а иногда, возможно, и маржу). Думаю, некоторые используют просто в инвестиционных целях / сдают в аренду.

Я не против маленьких квартир и вообще не понял, при чем здесь предвыборная платформа. Квартира из пластиковых блоков размером с гараж-ракушку действительно должна дешево стоить и, как ни странно, ее можно сделать эргономичной. :)
