Подскажите, пожалуйста, как лучше перевести "единица сравнения". Речь идет об использовании sales comparison method для оценки недвижимого имущества.

"В качестве единицы сравнения принимается цена за 1 кв.м. улучшений на основании сложившейся практики рынка недвижимости."

Sales Comparison Value:
A value that is calculated by comparing the appraised property to similar properties in the area that have been recently sold.

так это стоимость объекта оценки, которая выводиться при помощи этого метода, а не единица сравнения

not always so:

such attributes might be floor area, views, distance to amenities, number of bathrooms, lot size, age of the property and condition of property
